Rental Policies: You must be at least 25 years of age to rent the lodge and 21 years of age to rent cabins.
Payment: to be paid in full at the time of the booking, if booking date is within 90 days or less for the lodge and 60 days or less for the cabins, if booking further out then the dates listed above you may pay 50% of the gross amount at the time of booking and the remaining balance 90 days prior to your arrival for the lodge and 60 days for the cabins. We accept Visa, MasterCard and debit please note in special needs if using debit card.
Cancellations cabins: 60 days or more is a full refund less $75.00 30-60 days is a 50% refund less than 30 days is no refund.
Cancellation Lodge: 90 days or more is full refund less $200.00 60-90 days 50% refund less than 60 days no refund.
If cancellation is a must: Timber Trail Cabins will make every effort to rebook the property. If we are able to rebook the property the refund will be equivalent of the new rental less the $75 cabin cancellation fee or the $200.00 lodge cancellation fee.
General Behavior: There are other cabins and permanent residences in the area. Please respect the property/owners and neighbors. Quiet time outside the cabin is 1130pm. If the police have to be called due to excessive noise you will be asked to leave with no refund. No trespassing on adjoining properties! No Illegal activity is permitted any properties. No release of firearms/guns or firecrackers of any kind. No hunting. Although there are ATV trails in the area ATV use on the properties is prohibited.
Equipment Malfunction: Cabins that provide Wi-Fi/satellite/landlines and/or cable are considered extra amenities and are free for your use during your stay. If for some reason the utilities listed do go out during your stay we do not offer discounts or refunds. Hot tub do malfunction from time to time if there is an issue with your hot tub we will notify you prior to your arrival, if for some reason your hot tub malfunctions during your stay we will do everything possible to have it repaired during your stay. During storms and inclement weather there may be power outages we will make every effort to communicate with you when power will be back on. However no refunds will be given due to inclement weather or power outages. No refunds for early departure for any reason.
Hot tub: In addition, from time to time because of hot tub cleaning, the hot tub may need a few hours to heat to full temperature after you arrive.
Damages/cleaning fee: If for any reason damages occur during your stay, please notify us immediately. If there are damages to the cabin after your departure we reserve the right to charge the card on file for the replacement value and or press charges for failure to pay for the damages to the cabin or property. Pets are permitted at select cabins. A pet charge of $400.00 will be applied if pets are brought to non-pet friendly cabins. All of our cabins are Nonsmoking inside a $500.00 smoke removal charge will be applied along with any damages that occur related to smoking in the property. However, you are more than welcome to smoke outside and place your butts in designated ash buckets.
Stay Requirements: There is a 3 night minimum stay required during the Months of June, July, August, October weekends and all Holidays. One day stays will be considered with an additional cleaning charge if only 1 or 2 days are available.
Extra Guest Charges/occupancy: Each cabin has a base rate for their individualized rental additional guest will be charged above the base rate at the time of booking additional guest charge of $15/person/day at cabins and $25/person/day at lodges. Renter is required to provide accurate number of guest for their rental at the time of booking. No additional guest are permitted unless otherwise approved in writing prior to Check-in. Failure to comply will result in additional guest charges per guest or you may be asked to leave the premises without a refund
Check In and Check Out procedure: You may arrive at your cabin any time after 400pm. A combination lock box containing keys will be mounted at the door. You will be given the combination and specific directions to your cabin. Check Out is 1100am. Please Wash and put away your dishes and place trash in the correct receptacles. Please take all used sheets and towels and place them in the bathroom, all garbage should be placed in the proper receptacles. Please return the key to the lock box and secure the cabin. There is a $50 charge for lost keys and a $45/hr. charge for excessive cleaning and late check outs will result in a $100.00/hour fee for each hour a guest overstays.
Lodge and Cabin Safety: For guest safety signs are posted inside and out of the cabins. Renters my utilize hot tub, ponds, and hiking areas at their discretion. There is no medical staff at any of the cabins or lodging facilities. Timber trail cabins and owners of the properties are not responsible for any injury or damages to Renter or Renters’ property. It is the Renters responsibility to make sure all guest are aware of the policy/procedures.
Violation of these policies and rules will result in additional charges and or immediate termination of the rental.
